FHA is not limited to first-time buyers. Qualification depends on credit, income, debts, occupancy, and an eligible property. FHA insurance does not replace the lender’s underwriting review. Ask which credit and debt requirements apply to your circumstances.
Down payment and insurance
Eligible borrowers may qualify with a down payment as low as 3.5%. FHA mortgage insurance generally includes upfront and ongoing charges. Ask how much is financed, how it changes the payment, and how long it applies to your loan; do not assume it follows conventional PMI cancellation rules.
Property and closing considerations
Discuss the home’s condition before relying on this financing. An appraisal is part of the lending process and is not a substitute for your own home inspection. Compare an FHA scenario with a conventional scenario, including cash to close and mortgage insurance, rather than choosing from the rate alone.
Prepare for your conversation
Write down your comfortable monthly payment, available savings, property plans, and timing.
