DSCR loans: rental income, cash flow, and investor costs

DSCR financing is designed for investment property. Many programs focus on qualifying rental income compared with a defined housing payment, rather than traditional personal-income qualification.

What does DSCR measure?

One common calculation divides qualifying monthly rent by principal, interest, property taxes, insurance, and association dues. For example, $2,500 divided by $2,000 equals 1.25. Lenders differ in how they calculate qualifying rent and required coverage. This example is not a minimum approval standard.

A ratio is not your profit

Build a separate operating budget for vacancy, repairs, management, turnover, and capital replacements. A property can meet a lender’s coverage test and still produce less cash than you expect. Test lower rent and higher expense scenarios before committing.

Terms to verify

Ask about down payment, reserves, credit, property type, leases or rent appraisal, entity ownership, and any prepayment penalty. Confirm whether short-term rental income is acceptable. Program rules vary; no personal-income qualification does not mean no documentation or automatic approval.

Prepare for your conversation

Write down your comfortable monthly payment, available savings, property plans, and timing. Ask which documents are needed for your income type and use the secure application portal for financial records. For a home purchase, leave room in the budget for maintenance and expenses beyond the mortgage.
