Choose the mortgage and assistance separately
A mortgage finances the purchase; assistance is a separate program with its own requirements. Start by comparing conventional, FHA and, when relevant, VA or USDA options with the team. Then ask whether a particular assistance program can be combined with the chosen mortgage and property. Do not assume first-time buyer status automatically qualifies you.
Make a readiness checklist
Write down your comfortable monthly payment, available savings, recurring debts and target moving date. Gather recent income and asset records for secure review. If your income varies, explain the pattern early. Identify who will be on the loan and who will live in the home; assistance programs may ask about household information beyond the borrowers.
Put local costs into the plan
A Wesley Chapel new build, a Zephyrhills resale and a New Port Richey condominium can require different questions. Compare actual tax estimates, insurance, community charges and property condition. Use the calculator as a planning tool and replace its example numbers with figures for the property you are considering.
Explore education and assistance
Pasco County and Florida Housing maintain their own homebuyer program information. Check current eligibility, education requirements, approved lenders and available funding directly. Start the conversation before a purchase deadline; do not rely on an older brochure or assume a program will reserve money for your transaction.
Your first-home conversation checklist
- Comfortable monthly housing budget
- Cash available for closing and savings to retain
- Property address, type and intended occupancy
- Income pattern, existing debts and moving date
