Start with the property type
Before comparing programs, identify whether the listing is a site-built home, condominium or manufactured home, and whether land is included. Ask about ownership structure, association requirements and any age restrictions in the community documents. A listing price alone does not establish which mortgage options are available.
Keep two separate budgets
Your closing worksheet should include the down payment, closing costs, prepaid items and the savings you want left over. Your ownership worksheet should include the mortgage payment, taxes, insurance, association charges, utilities and maintenance. For an older home, get property-condition and insurance information early rather than assuming the advertised payment is the full cost.
Discuss assistance before choosing a home
If you want to explore down payment assistance, ask which current programs match both your household and the property. Review the Pasco assistance guide below before counting on any funds. We can discuss your situation and help identify the next questions; program participation and availability must be confirmed.
